Breaking Down Your Properties Indoor Air

Indoor air investigations can be challenging. There are many aspects to indoor air quality, including volatile organic compounds (VOCs), inorganic compounds, particulates, allergens, comfort factors, etc. One of the most difficult areas is the VOCs, organic chemicals (primarily carbon and hydrogen) that vaporize easily at room temperature. There are thousands of different VOCs in indoor air from hundreds of sources, making both source identification and remediation plans challenging. Air quality is a growing health issue throughout the US. Most property owners are unaware there is an accurate and inexpensive way to measure unwanted chemicals in the air within the building. Additionally, many states and lending institutions require an air quality audit during the sale of the property.

Most people do not notice an indoor air quality problem unless they smell something unpleasant or feel ill. Still, many VOCs have no noticeable characteristics, leading to poor air quality without any perceptible signs. In developing an action plan for resolving VOC issues, knowing which chemicals are present is not sufficient. Understanding the sources and how the VOCs react to changing conditions is crucial to improving the air quality.

Do you know what’s in your air?

The Pocket Particle AQI 2.0 sensor measures particulates in the air near two different sizes, 2.5 microns (PM2.5) and 10 microns (PM10). The concentration of each particle size in air is measured separately and the sensor reports the value in micrograms (of each particle size) per cubic meter (of air). This unit of measure is what is used for industrial health evaluations and is abbreviated µg/m3. The Pocket Particle AQI 2.0 sensor also measures Total Volatile Organic Compounds – TVOC in ppb (parts per billion) and Carbon Dioxide – CO2 in ppm (parts per million).

Detailed Property Condition Report

Buying a property can be a stressful experience, so be sure to choose someone with your best interest in mind who can provide you with the information needed to make the best decision. Our findings will be compiled in a final Property Condition Report (PCR). The report contains concise details from the walk-through survey, documents procured, the results of interviews, and any other third-party reports ordered as part of the inspection. The report will provide an inventory of the building’s major systems and components, documented photos, and an evaluation of their functional and physical condition. This will highlight the property’s strengths, potential deficiencies, and deferred maintenance issues. It also includes any recommendations on conducting corrective action or requesting follow-up testing by a specialist.
