Certified Water Quality Tests

Water quality testing is a specialized test that checks the property’s water supply for contaminants and pollutants, such as chlorine, lead, and coliform bacteria. Testing can reveal chemical imbalances of the pH and other attributes, such as the hardness of the water. Testing ensures the property’s water is consumable and safe for everyday use. The EPA recommends that a commercial property water supply be tested annually for bacteria, nitrates, solids, pH levels, and other factors.

Be Sure the Water You, Your Employees, and Customers Drink is Safe

No natural water source is completely impure-free; contaminants and pathogens must be monitored and mitigated. With the passage of the Safe Drinking Water Act of 1974, the U.S. Environmental Protection Agency (EPA) set standards that determined the level for the safe consumption of 80 contaminants. Water system plants test and treat water. However, these protections can and do fail. A commercial property water quality test will check for E. coli and coliform bacteria. In many areas, mortgage lenders require water quality testing for properties with private wells. Testing a community well may not be required by individual lenders, as this is normally the responcibility of the municipality.

Detailed Property Condition Report

Buying a property can be a stressful experience, so be sure to choose someone with your best interest in mind who can provide you with the information needed to make the best decision. Our findings will be compiled in a final Property Condition Report (PCR). The report contains concise details from the walk-through survey, documents procured, the results of interviews, and any other third-party reports ordered as part of the inspection. The report will provide an inventory of the building’s major systems and components, documented photos, and an evaluation of their functional and physical condition. This will highlight the property’s strengths, potential deficiencies, and deferred maintenance issues. It also includes any recommendations on conducting corrective action or requesting follow-up testing by a specialist.
